Failure to Report TM30 Within 24 Hours of Entry: The Consequences Are More Serious Than You Think!

I. What exactly is TM30?

TM30, formally known as the “Notification of Residence for Foreigners”, is a statutory requirement under Thai Immigration Law.
It requires that the accommodation provider (such as a landlord, hotel, or property owner) report the foreigner’s place of residence to the Immigration Bureau within 24 hours of the foreigner’s entry into Thailand.


II. Who is required to be reported?

TM30 reporting applies to all foreign nationals, including but not limited to holders of:

  • Visa-exempt entry (60 days + 30-day extension)

  • Business visas

  • Work visas (Non-B)

  • Student visas

  • Retirement visas

  • Long-term visas

⚠️ Important:
Any change of address requires a new TM30 filing, regardless of visa type or length of stay.


III. What happens if TM30 is not reported?

Many people assume that failing to report TM30 for a short stay is not a serious issue.
In practice, the real problems usually arise during subsequent immigration or visa procedures.

1️⃣ Fines

  • The landlord or the foreigner may be fined THB 800–2,000

  • Common fines in practice include THB 800, 1,200, or 1,600

Practical example:
This month, when assisting a client with converting a visa-exempt stay to a business visa, the application was rejected on the spot due to missing TM30 documentation.
After subsequently filing TM30 late, a THB 1,200 fine was imposed for overdue reporting.


2️⃣ Immigration and visa procedures may be blocked

Without a valid TM30 record, the following procedures may be refused:

  • 90-day reporting

  • Visa extensions

  • Conversion from tourist/visa-exempt status to business or work visa

  • Work permit application

⚠️ In practice:
If there is no TM30 record on file, visa extensions are very likely to result in fines or outright rejection.


IV. How to file TM30

TM30 can be submitted through the following channels:

  • In-person filing at the Immigration Bureau

  • Online submission via the Immigration Bureau’s electronic system
